Board Meetings and Annual Meetings

Our basic service agreement includes attendance of your property manager at board meetings.  We prepare the agenda and compile all reporting data in a condensed format for each Board member prior to each meeting.  We make every effort to minimize the Board's time at each meeting.

24-Hour Emergency Service

Someone from our office can be reached 24 hours every day.  When an emergency occurs, we are available and ready to act to minimize damage, restore service and begin repairs.

Correspondence

We take responsibility for preparing all written communication for the Association with contractors, residents, or agencies.  This releases the Board from this time-consuming task and also ensures that files and records are maintained for future reference in one central location.

Maintenance

Our staff includes maintenance personnel skilled in most building trades.  We have developed and constantly update a list of qualified contractors for the repair and maintenance of our clients' property.  We always require references, certificates of workers' compensation and liability insurance.  We also require all contractors to furnish lien waivers and material releases before approving payment of their invoices.

On-Site Staff Supervision

Whether your association has full-time maintenance personnel, summer help, or a clubhouse office manager, we will assume responsibility for supervision to direct and manage these employees.  We can also prepare job descriptions, annual job performance reviews and salary evaluations.
